Interior painting work by J&R Painting

Interior painting in Minden and Gardnerville is quoted per project, not by a flat rate. Six things move the number: square footage and room count, surface condition and prep, how many colors, how many coats, access, and product selection. We quote on site and put the details in writing.

Why there is no flat per-room price

Homeowners call and ask what a bedroom costs to paint. The honest answer is that two bedrooms of the same size in the same Gardnerville neighborhood can be hundreds of dollars apart, because one has smooth walls in good shape and the other has nail pops, patched drywall and a dark accent wall going to white.

We have been painting in the Carson Valley since 1989, and the estimate we hand you is built from what we see in your house, not from an average. Below are the six factors that decide where your job lands, so you can predict the range before you ever pick up the phone.

1. Square footage and how many rooms are in scope

The biggest single driver is how much surface there is to coat. That is wall area, not floor area, so tall rooms and open great rooms cost more than the floor plan suggests.

Room count matters separately from square footage. Each room adds setup, masking, cutting in at the edges and cleanup, so four small bedrooms take more labor than one large living room with the same total wall area.

It is worth deciding early whether you want the whole interior or a phase at a time. Doing more at once usually makes better use of a single setup and a single color order.

2. Surface condition and how much preparation is required

Preparation is where estimates separate. Clean, sound walls that need a light scuff and a wipe-down go quickly. Walls with cracks, old patches, peeling spots, texture damage or heavy scuffing need filling, sanding, spot-priming and sometimes a full prime coat before any finish paint goes on.

This is the part of the job people cannot see once it is done, and it is the part that decides whether the finish still looks right in five years. We wrote more about that in why paint preparation matters.

When you walk the house with us, point out the problem areas. We would rather price the repair honestly up front than discover it on day one.

3. Number of colors and how many coats coverage will take

Every additional color means another cut-in line, another product to stage and more time masking. A whole-house job in one wall color with one trim color is the most efficient version of the work.

Coverage is the other half of this. Going from a light color to another light color often covers in two coats. Going over a deep red, a dark accent wall or heavy stains can mean a primer plus two finish coats on that surface. Deep bases and strong colors frequently need the extra coat on their own, regardless of what was there before.

If you are still deciding, our notes on choosing interior paint colors for Northern Nevada light may help you narrow it down before the estimate.

4. Access: ceilings, stairwells and occupied homes

Reach costs time. Vaulted ceilings, two-story entries and stairwell walls need ladders, planks or scaffolding, and the setup and moving of that equipment is real labor even before a brush touches the wall.

Whether the house is empty also changes the number. An empty house gets painted faster than one where furniture has to be moved to the center of each room, covered and moved back, and where we work around a family living there. Neither is a problem, but they are not the same job.

If you can clear rooms, take down wall hangings and pull items out of closets before we arrive, that time comes out of the estimate. There is a full list in how to prepare your home for interior painters.

5. Product selection, and what the written estimate specifies

Paint lines vary in price, and the difference shows up in washability, touch-up behavior and how the finish holds up in high-traffic areas. A hallway in a house with kids and dogs is a different product decision than a guest room.

Sheen is part of this too. Flat and matte hide wall imperfections; satin and semi-gloss clean up better and get used on trim and in bathrooms. Our paint sheen guide walks through where each one belongs.

We confirm the paint and material details in the written estimate, so you know exactly what product and sheen is going on each surface before work starts. If you want to compare two bids, compare the products line by line, not just the totals.

6. Trim, doors and ceilings: what is in and what is priced separately

Our interior painting work covers surface preparation, walls and ceilings, and careful cleanup at the end of each day. Ceilings are a separate surface with their own square footage, so whether they are included changes the price.

Trim and doors — baseboards, casing, window trim and interior doors — are usually quoted as their own line. They are slow, detailed work: more masking, more cut lines, and often a different product than the walls.

Feature walls, accent colors and texture repair fall under walls and ceilings. Tell us at the estimate which of these you want, and we will show them as separate lines so you can add or drop them without redoing the whole quote.

Frequently asked questions

Do you charge for an interior painting estimate?

No. Call (775) 450-5012 or send the quote form and we will set a time to walk the rooms with you. You get a written estimate listing the surfaces, the prep included and the paint and sheen for each area.

Does the price include paint and materials?

The written estimate confirms the paint and material details for your project, so you can see exactly what is included before you accept it. If you want to compare products or change sheens, we can adjust the estimate before work starts.

Is it cheaper to paint the whole house at once or room by room?

Doing more at once usually makes better use of one setup, one masking effort and one color order, so the per-room cost tends to drop. Phasing the work is still fine — some homeowners do the main living areas first and bedrooms later.

Do I need a permit to paint the interior of my home in Douglas County?

Douglas County's adopted building code lists painting, papering, tiling, carpeting, cabinets and similar finish work as exempt from a building permit. That exemption does not waive other ordinances, and you should confirm your specific project with Douglas County Community Development.
