J&R Painting takes on small commercial painting in Carson City, Minden, Gardnerville and nearby Northern Nevada communities — offices, shops, suites, common areas and rental turnovers. We work by appointment Monday through Saturday, so work can be scheduled around your business hours. Call (775) 450-5012 for an estimate.
What counts as small commercial painting?
When we say small commercial, we mean the kind of building most business owners around Carson City and the Carson Valley actually occupy: a single office suite, a storefront, a salon or clinic, a shop, a hallway and stair core in a multi-tenant building, or a rental unit between tenants.
The work itself is close to what we do in homes — surface preparation, walls and ceilings, trim and doors, careful cleanup — but the conditions are different. There are tenants, customers, computers, inventory and a Monday morning you have to open for. The painting part is straightforward. Planning around your operation is the part that takes thought.
We handle both the inside and the outside of these buildings. If you are weighing what the interior involves, our interior painting page covers how we prep walls and ceilings, and the exterior painting page covers siding, trim and accents.
Can you paint around our business hours?
Yes. We work by appointment, Monday through Saturday, and we set the schedule with you before anything starts. For a shop that is open six days, that often means evenings or a Saturday. For an office, it can mean doing one suite or one floor at a time so the rest of the staff keeps working.
Rental turnovers are usually the easiest to plan, because the unit is empty and we can run straight through. If you are coordinating with carpet or flooring, tell us at the estimate — paint normally goes on before new flooring, and knowing the order up front saves a return trip.
What we need from you is honest information about access: keys or a code, alarm instructions, where we can park and stage materials, and any hours we absolutely cannot be on site. That conversation happens during the walkthrough, not on the first morning.
Why does preparation matter more in a commercial space?
Commercial surfaces take abuse that residential walls never see. Carts and chairs scuff baseboards, shoulders and hands wear a line down a corridor, doors and casings get hit daily, and cleaning crews scrub the same spots over and over. If paint goes onto a dirty, glossy or patched-but-unsanded surface, that abuse finds the weak spot fast.
So we spend the time on the front end: cleaning, scraping anything loose, filling and sanding, masking and protecting what stays. Family-owned since 1989, we have never found a shortcut on that part that didn't cost someone more later. We wrote more about this in why paint preparation matters.
Sheen choice matters in commercial spaces too. Higher-traffic walls, restrooms and trim generally want a finish that can be wiped down, while large ceilings are usually flat. Our guide to paint sheen walks through the trade-offs.
What about exterior work in Northern Nevada weather?
Commercial exteriors here get hit from several directions: strong high-desert sun, wind that drives grit into south and west elevations, and real freeze-and-thaw swings between seasons. South-facing walls and sun-exposed trim almost always fail first, and a storefront's door and window trim usually needs attention before the main field of the building does.
We select coatings suited to local sun, wind and seasonal conditions, and we plan exterior work around the weather window rather than forcing it. If you are trying to time a repaint, our post on the best time to paint a home exterior in Nevada applies to commercial buildings as well.
If you are not sure whether your building is due, the warning signs of exterior paint failure — chalking, cracking, peeling at the trim joints — are the same on a shop as on a house.
What will the written estimate tell me?
Every job is quoted on site. We walk the space with you, note what gets painted and what doesn't, and put it in writing. Scope, the products we intend to use, and the schedule are all confirmed in the written estimate so there is no guessing later about whether the ceilings, the closets or the back hallway were included.
Pricing depends on square footage, surface condition, how much preparation the surfaces need, the number of colors, access, and product selection. Those are the same factors that move the number on any building, and they are why we quote in person rather than over a form.
If your project is interior and you are moving soon, note that we are running 25% off interior painting through the end of this year. Ask about it when you call.
Do you work with property managers on repeat turnovers?
We do, and the main thing we offer there is simplicity. J&R Painting is owner-operated, so you talk with Randy from the estimate through completion. There is no account manager handing you off to a crew lead who heard a different version of the scope.
For managers running several units, that means one phone number, one person who already knows how your buildings are finished, and consistent colors across turnovers. Keep your color and product information from the written estimate — reusing it makes the next unit faster and keeps touch-ups matching.
Do I need a permit to repaint a commercial space?
In Douglas County, painting is listed among the work exempt from a building permit. Title 20, Appendix B of the county code exempts "Painting, papering, tiling, carpeting, cabinets, countertops and similar finish work" (https://mcclibrary.blob.core.usgovcloudapi.net/codecontent/15993/456087/Title%2020%20Appendix%20B%20Uniform%20Codes.pdf). That exemption applies to the building permit only — it does not waive other ordinances, and if your work goes beyond paint, the rules change.
Carson City and other jurisdictions set their own rules, and leased spaces often have landlord or center-wide color standards on top of that. Confirm with your city or county building department and your landlord before committing to an exterior color.

Frequently asked questions
How far out do you schedule commercial work?
It depends on the season and the size of the job, so call and ask. We work by appointment Monday through Saturday and we set a start date with you in writing before any work begins.
Can you paint while employees are working?
Often yes, if we can section the space off and work one area at a time. For small suites, restrooms and corridors it is usually cleaner for everyone to work after hours or on a Saturday. We decide that together at the walkthrough.
Do you paint occupied rental units, or only vacant ones?
We can do either. Vacant units are faster and cheaper because there is nothing to move or protect. In an occupied unit, tell us at the estimate what stays in place so the protection and the price reflect it.
Can you match our existing brand or building colors?
Bring us the color information you have — a previous estimate, a paint can label, or a sample. Product and color details are confirmed in the written estimate so the next turnover matches the last one.
How do I get a price?
Call (775) 450-5012 or use the quote form on our contact page. We give estimates by phone or quote form, and every project is quoted on site after a walkthrough.
